1. About this service
MyRateCheck is an online tool that analyses business rates valuations for commercial properties in England. The service is operated by Zelviant Ltd, a company registered in England and Wales (company number 17095371). Registered office: 71-75 Shelton Street, Covent Garden, London, WC2H 9JQ.
By using MyRateCheck, you agree to these terms. If you do not agree, please do not use the service.
2. Service description
MyRateCheck retrieves publicly available property valuation data from the Valuation Office Agency (VOA) and uses artificial intelligence to assess whether a property's rateable value may be higher than comparable properties. The service produces an informational report including an estimated appeal probability, comparable property data, and potential grounds for challenge.
3. Not professional advice
MyRateCheck provides informational analysis only. Reports produced by this service do not constitute professional valuation advice, legal advice, or a formal opinion from a qualified surveyor. You should seek independent professional advice before making any decisions based on our reports, including before submitting a Check or Challenge to the VOA.
While we strive for accuracy, the AI-generated assessment is a screening tool based on publicly available data. It may not account for property-specific factors that a qualified surveyor would consider during an in-person inspection.
4. Data sources and accuracy
Property data is sourced from the Valuation Office Agency and contains public sector information licensed under the Open Government Licence v3.0. We do not guarantee that VOA data is complete, up to date, or error-free. Rateable values and property details may change between the time of your assessment and any subsequent appeal.
5. Pricing and payment
An initial property lookup is provided free of charge. Full assessment reports and additional features are available at the prices displayed on our pricing page. All prices include VAT where applicable. Payments are processed securely by Stripe. We do not store your payment card details.
6. Refunds
Because our reports are generated instantly upon payment, refunds are not available once a report has been delivered. If you experience a technical issue that prevents you from receiving your report, contact us at support@zelviant.co.uk and we will investigate and issue a refund or replacement where appropriate.
7. Intellectual property
The content, design, and code of MyRateCheck are the property of Zelviant Ltd. Assessment reports are provided for your personal or internal business use. You may share reports with professional advisers but may not resell, redistribute, or publicly publish them without our written consent.
8. Acceptable use
You agree not to:

| Attempt to gain unauthorised access to our systems or other users' data |
| Use the service for any unlawful purpose |
| Resell or commercially redistribute our reports without written consent |
We reserve the right to suspend or terminate access for any user who breaches these terms.
9. Limitation of liability
To the fullest extent permitted by law, Zelviant Ltd shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of MyRateCheck, including but not limited to losses incurred from decisions made based on our reports.
Our total liability for any claim arising from the service is limited to the amount you paid for the specific report or subscription giving rise to the claim.
10. Privacy
Your use of MyRateCheck is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal data.
11. Service availability
We aim to keep MyRateCheck available at all times but do not guarantee uninterrupted access. The service depends on third-party data sources (including the VOA) that may be temporarily unavailable. We are not liable for any loss arising from service downtime.
12. Changes to these terms
We may update these terms from time to time. Material changes will be communicated to registered users via email. Continued use of the service after changes take effect constitutes acceptance of the revised terms.
13. Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
